Miami’s Coconut Grove, long known for its tree canopy, waterfront access and walkable village core, is experiencing a pronounced pivot toward ultra-wealthy residential demand. In recent years, the neighborhood has posted a series of high-value transactions that have helped recast it as one of South Florida’s most expensive enclaves, with buyer interest increasingly concentrated at the top end of the market.

Recent megadeals have included multiple Coconut Grove purchases by Google co-founder Larry Page, totaling roughly $190 million across three properties since December, reflecting a scale of capital more commonly associated with Miami Beach and select oceanfront corridors. At the same time, broader South Florida activity involving technology and finance executives has reinforced the region’s positioning as a national destination for wealth migration and luxury real estate investment.

Pricing signals and supply constraints

The surge in ultra-luxury demand has coincided with steep price growth. By the fourth quarter of 2025, the median single-family home price in Coconut Grove reached about $2.35 million—more than double 2019 levels—underscoring how quickly the neighborhood has moved up the pricing ladder.

Physical constraints are a central driver. Coconut Grove has limited waterfront inventory and many interior streets characterized by smaller lot sizes than newer luxury communities. Rather than dampening demand, the lot pattern has contributed to a distinct strategy among affluent buyers: assembling larger compounds by purchasing adjacent properties and consolidating parcels, a process that can reduce already scarce supply while creating higher-value custom estates.

Development targets the highest-income buyers

Developers are increasingly tailoring new projects to the ultra-luxury segment, emphasizing privacy, wellness amenities and branded services. A major example is the Four Seasons Private Residences Coconut Grove, a 70-unit waterfront condominium project that began construction in October 2025 and is projected to deliver around mid-2028. In early February 2026, the development team secured a $323.8 million construction loan, a financing milestone that signals strong lender confidence in high-end demand despite broader market volatility.

In addition to larger branded offerings, boutique luxury inventory has begun reaching completion. Vita at Grove Isle, a 65-unit waterfront condominium on the gated Grove Isle, reached completion in late 2025 and began closings following a temporary certificate of occupancy—adding rare, newly delivered product to a submarket where new supply is typically limited.

Public-realm changes accompany private investment

Growth pressures are extending beyond housing. The Ziggurat project at Grand Avenue and Matilda Street is planned as a mixed-use complex combining office space, ultra-luxury residences and retail, alongside a public-realm package that includes redesign work on Fuller Street and upgrades to portions of Kirk Munroe Park. The current schedule anticipates groundbreaking in December 2025, street construction beginning in summer 2026, and overall completion targeted for early 2028.
